Santa Clarita HELOCs

Santa Clarita HELOCs: tap your equity, keep your low rate.

If you locked a low rate on your Santa Clarita home, refinancing to get cash can cost you more than it's worth. A home equity line of credit sits behind your existing loan, so your first mortgage stays exactly as it is. I'm a local loan officer in the valley and I'll show you how much you can access.

Why HELOCs fit so many SCV homeowners

  • Low first-mortgage rates. Many Santa Clarita homeowners bought or refinanced in 2020 and 2021 at rates around 3%. A HELOC lets you borrow against your equity without giving that rate up.
  • Built-up equity. Long-time owners in Valencia, Saugus, Newhall and Canyon Country often have substantial equity. A HELOC turns some of it into a flexible line you draw on only when you need it.
  • Remodels, ADUs and pools. Older SCV homes from the 1970s through the 1990s are prime candidates for kitchen remodels, solar, roofing and ADUs. A HELOC funds the project in stages as the contractor bills you.

How a HELOC works

  • Second lien: your current mortgage is untouched.
  • Draw period: borrow what you need, when you need it, often with interest-only payments during the draw.
  • Repayment period: after the draw period, you pay principal and interest.
  • Rate: usually variable, tied to the prime rate. Some lenders offer fixed-rate options on part of the balance.
  • How much: lenders cap your combined loan-to-value (first mortgage plus HELOC), commonly somewhere between 80% and 90% depending on credit and property.

Quick example

Say your Valencia home is worth $900,000 and you owe $450,000 at a low rate. At an 85% combined limit, total borrowing could reach $765,000, leaving room for a line of up to about $315,000, subject to credit, income and appraisal. Your first mortgage and its rate stay exactly the same. This is an illustration, not a quote.

HELOC, cash-out refinance or home equity loan?

If your first-mortgage rate is lower than today's rates, a HELOC usually wins. If your current rate is high, a cash-out refinance may be cheaper overall. If you need a lump sum with a fixed payment, a home equity loan may fit better. I'll compare all three for your home.

Common questions

Where can I get a HELOC in Santa Clarita?

Banks, credit unions and mortgage lenders all offer them, with different limits and rate structures. I originate HELOCs for Santa Clarita Valley homeowners through American Family Funding and can compare options for your home.

Is a HELOC better than a cash-out refinance?

If your current mortgage rate is lower than today's rates, a HELOC usually wins because it leaves that rate alone. If your current rate is higher than today's, a cash-out refinance may be cheaper overall.

How much can I borrow with a HELOC on my Santa Clarita home?

It depends on your home value, current balance and credit. Many lenders allow a combined loan-to-value up to roughly 80% to 90%.

Can I use a HELOC to build an ADU in Santa Clarita?

Yes. HELOCs are a common way to fund ADUs and remodels because you draw funds in stages as the work is done. Check city or county permitting first.

Are HELOC rates fixed?

Most are variable and move with the prime rate. Some programs let you lock part of the balance at a fixed rate.
