Chance Stevens mortgage
Santa Clarita Valley

A Santa Clarita mortgage lender who actually lives here.

I live and work in the Santa Clarita Valley. I know the new-construction communities, the HOA and Mello-Roos math that changes your real payment, and the price points where loans flip from conventional to jumbo. That local knowledge is the difference between an approval and the right loan.

Neighborhoods I lend in every week

Valencia 91354 / 91355
Saugus 91350 / 91390
Canyon Country 91351 / 91387
Newhall 91321
Stevenson Ranch 91381
Castaic 91384
Agua Dulce 91390
Val Verde 91384

I also lend in the nearby Antelope Valley, the San Fernando Valley and the Ventura County corridor (Simi Valley, Moorpark, Fillmore, Santa Paula).

What makes SCV loans different

  • Mello-Roos and HOA dues. Many Valencia, Saugus and Canyon Country communities carry Community Facilities District taxes and HOA dues that can add hundreds per month. Lenders count every dollar against your debt-to-income ratio, so I build them into your numbers from day one.
  • The high-balance line. A lot of SCV homes sell between $800K and $1.3M, right where loans cross from standard conforming ($832,750) to high-balance ($1,249,125) to jumbo. Small changes in down payment can move you into a better program.
  • New construction. Builders in the valley push their preferred lenders with incentives. Sometimes that deal is good. Sometimes the "free" incentive costs you more over the loan. I run the comparison side by side. See the SCV New Construction Guide.
  • Commuter income and self-employment. Plenty of SCV buyers work in entertainment, aerospace, healthcare or run their own businesses. I structure loans for W-2, 1099, bank statement and mixed income.

Already own in the SCV? Refinance or tap equity

If you bought in the last couple of years at a higher rate, see whether a Santa Clarita refinance pencils out. If you're sitting on a low rate and want cash for a remodel, ADU or debt payoff, a Santa Clarita HELOC keeps that rate intact. I'll run both for free.

Common questions

Who is a good mortgage lender in Santa Clarita?

Look for a licensed loan officer (verify the NMLS number at nmlsconsumeraccess.org) who understands Mello-Roos, HOA dues and new-construction incentives in the valley. I'm Chance Stevens, NMLS #2529600, originating through American Family Funding in Stevenson Ranch.

How do Mello-Roos taxes affect my mortgage approval?

Mello-Roos (CFD) taxes are added to your monthly housing payment, which raises your debt-to-income ratio. On a $900K Valencia home, a few hundred dollars a month in CFD and HOA dues can reduce the price you qualify for. I calculate it before you write an offer.

Should I use the builder's preferred lender in Santa Clarita?

Not automatically. Builder incentives can be real, but they are often tied to the builder's lender and can carry higher rates or fees. I'll compare the builder's offer to an outside loan so you can see the true cost.

What is the loan limit in Santa Clarita for 2026?

Santa Clarita is in Los Angeles County, so the 2026 high-balance conforming limit and the FHA limit are both $1,249,125 for a single-family home. Anything above that is a jumbo loan.
