Santa Clarita refinancing

Refinance your Santa Clarita home only when the math says so.

A refinance replaces your current mortgage with a new one. Done right, it lowers your payment, removes mortgage insurance or unlocks cash. Done wrong, it resets your clock and eats your savings in closing costs. I'm a local loan officer in the Santa Clarita Valley, and I'll show you the break-even before you commit.

Who should be looking at a refinance in Santa Clarita

  • Bought in 2023 or 2024? A lot of Valencia, Saugus and Canyon Country buyers, especially in the new-construction communities, locked rates well above what they had a few years earlier. If rates have moved down since you bought, a rate-and-term refinance may lower your payment.
  • Paying FHA mortgage insurance? If your SCV home has gained value and you're near 20% equity, moving to a conventional loan can drop your mortgage insurance.
  • Took a builder's preferred-lender loan? Builder incentives sometimes come with a higher rate. A refinance after closing can fix that once the numbers work.
  • Need cash and your rate is already high? A cash-out refinance can consolidate debt or fund a remodel in one loan.
  • Locked around 3% in 2020 or 2021? Don't refinance. A HELOC keeps that rate untouched.

Your refinance options

  • Rate-and-term: lower your rate, change your term or move from an adjustable to a fixed rate.
  • Remove mortgage insurance: move from FHA to conventional once you have about 20% equity.
  • Cash-out: pull equity for renovations, debt payoff or investing. Conventional cash-out generally caps at 80% loan-to-value.
  • FHA streamline: limited documentation for existing FHA borrowers when the refinance provides a net benefit.
  • VA IRRRL: a streamlined rate reduction for existing VA loans. See VA loans.
  • High-balance and jumbo refinances: common in Valencia and Stevenson Ranch, where balances often sit above $832,750. LA County's 2026 high-balance limit is $1,249,125.

The break-even test

Divide your total closing costs by your monthly savings. That's how many months until the refinance pays for itself. If you plan to move or refinance again before then, it probably isn't worth it. I'll run this for you with real numbers, and I'll tell you if the answer is "wait."

Common questions

Should I refinance my Santa Clarita home right now?

It depends on your current rate, your balance, how long you plan to stay and your closing costs. If the monthly savings recover your costs well before you expect to move, it's worth a look. I'll run your break-even for free with no credit pull to start.

When does it make sense to refinance?

When the monthly savings recover your closing costs well before you expect to sell or refinance again, or when you need to remove mortgage insurance or change loan type.

How much equity do I need for a cash-out refinance in Santa Clarita?

Conventional cash-out loans generally allow up to 80% of your home's value, so you need more than 20% equity to take cash out. FHA and VA cash-out options have their own limits.

Can I refinance a new-construction home I just bought in Valencia or Saugus?

Usually yes, though some loans require a short seasoning period and some builder agreements have conditions. I'll check your loan and contract before you start.

Will refinancing hurt my credit?

A credit inquiry causes a small, temporary dip. Shopping several lenders within a short window is generally treated as a single inquiry for scoring.
