Investor loans, priced in writing.
DSCR, conventional investor, bank statement, hard money, bridge, house-hack: the Investor Loan Playbook covers them all. Send me the deal and I reply with what I'd need and how I'd structure it.
Where most people are stuck.
The lender keeps asking for your tax returns
DSCR programs qualify on the property's rent, not your personal income. Whether that beats conventional depends on the deal; I run both.
You're not sure a deal pencils with financing
Send the numbers. I come back with what I'd need, the structure, and whether the carry works, before you write an offer.
You want to house-hack but don't know which program allows it
Owner-occupied programs work on small multi-unit properties, and the playbook explains how. Live in one unit, rent the rest.

Straight answers.
Do you need my tax returns for a DSCR loan?
Generally no. DSCR qualifies on the property's rental income against its payment. Other documents still apply; my first email lists them.
Can I buy a new-construction property as an investment?
Often, yes, and I know the SCV communities and their rules. Ask before you reserve a lot; builder lender incentives and investor rules vary.
Will you look at a quote I already have?
Yes. Use the Second Opinion on the home page or send the Loan Estimate by email and I'll tell you straight if it's solid.
Want your real numbers?
No credit pull to start. Tell me what you're trying to do and I'll show you the payment, the cash to close and your best two or three options.
