VA loans

VA loans: you earned this benefit. Use it.

A VA loan is one of the strongest mortgage programs available. Eligible veterans, service members and some surviving spouses can buy with no down payment and no monthly mortgage insurance, even at Southern California prices.

The VA advantage

  • $0 down with full entitlement. Since 2020 there is no VA loan limit for borrowers with full entitlement.
  • No monthly mortgage insurance.
  • VA funding fee is a one-time charge that can be financed into the loan. Veterans receiving VA disability compensation are generally exempt.
  • Flexible credit and debt-to-income guidelines that often beat conventional.
  • Seller concessions can help cover closing costs.

Who is eligible

Most veterans and active-duty members who meet minimum service requirements, many National Guard and Reserve members, and certain surviving spouses. Eligibility is confirmed with a Certificate of Eligibility (COE), which I can usually pull for you in minutes.

Already have a VA loan?

A VA Interest Rate Reduction Refinance Loan (IRRRL, or "VA streamline") can lower your rate with limited paperwork and often no appraisal. See refinancing.

Common questions

Do VA loans have a loan limit in California?

Not for borrowers with full entitlement. If you have an active VA loan or used entitlement in the past, county limits affect how much you can borrow with no money down.

Can I use a VA loan more than once?

Yes. Entitlement can be restored after a VA loan is paid off, and in some cases you can have more than one VA loan at a time.

Can I buy a condo with a VA loan?

Yes, if the condo project is VA-approved. I check the project list before you write an offer.

Is the VA funding fee required?

Most borrowers pay it, but veterans receiving VA disability compensation and certain other borrowers are exempt.
